Rates move with the season and the room type, so the honest answer to 'how much?' is 'tell us your dates.' Here is how the seasons work, what is included, and where to see the live price for the week you want.

Three seasons, three different prices
We are open may – october. Within that, the same room can be two very different prices depending on the week.

Early season
May to mid-June
The cheapest weeks of the year and, if you do not mind a cool ocean, some of the best. The pool is heated, the boardwalk is open at weekends, and you will have a lot of sand to yourself.

Peak season
Late June through August
School holidays. Weekly stays, usually Saturday to Saturday, and the ocean-view efficiencies go first. If you want a Type 6 or a Type 7 in July, book it in the winter.

Shoulder season
September and October
Warm water, thin crowds, and rates that drop back sharply after Labor Day. The car show and the Irish Fall Festival weekends are the exception — those fill up months out.
For a rough sense of scale
- From about $278 a two-night opening-weekend package in late May
- Around $1,325 five nights in an ocean-view efficiency in late August
Both figures are indicative and change year to year. The booking system above is the only place with the current number.
What's in the price
There is no resort fee, no parking charge and no charge for the pool. What you book is what you pay.

- Cookware, dishware and silverware in every kitchenette

Ice is the one exception — the machine takes a small charge. Deposit and cancellation terms are on the policies page.
What each step up actually buys you
Rooms are priced roughly in this order. The jump that matters most to families is from a one-room efficiency to a two-room one — a door between the children and the television.
